Tract #1

Legal Description: The south half of section 35-19-5 in McPherson County, KS. Selling 318 acres more or less.

Location: From Windom, KS go east on 56 highway 3 miles to 4th Ave, then 2 miles South to Iron Horse Road and East on North Vide.

• FSA reports 318.45 acres of cropland
• FSA reports a 228.9 acre wheat base with a 47 bushel yield, 48.6 acre sorghum base with an 80 bushel yield, and a 22.7 acre soybean base with a 30 bushel yield.
• FSA reports that all three crops enrolled in the ARC-CO program
• Currently all of this is planted to wheat. Buyer shall receive 1/3 of the growing wheat crop and pay 1/3 of the winter top dressing cost.
• Buyer shall receive possession after the 2018 wheat harvest.
• Mineral rights transfer to the buyer, seller does not reserve any of the mineral rights.
• This tract will be sold with the buyer having the option of choice between the SW quarter or the SE quarter, or double the money and take both quarters. A survey will be provided to properly identify the boundary lines between the two quarters.
• Terms: $30,000 down on each quarter or $60,000 total and the balance due in 30 days. Not contingent upon obtaining financing. Down payment is non-refundable.
• Taxes: $2627.34. Seller will pay the 2017 taxes, buyer shall pay the 2018 taxes.

Legal Description: The east half of the northwest quarter of section 15-19-5 in McPherson County, KS. Selling 80 acres more or less.

Location: From Windom, KS go North on 1st Avenue 1 ½ miles to Mohawk road, then 2 ¼ miles east on Mohawk road.

• FSA reports 81.6 acres of farmland.
• FSA reports 57 acre wheat base with a 47 bushel yield, a 12.1 acre sorghum base with a 80 bushel yield, and a 5.6 acre soybean base with a 30 bushel yield.
• FSA reports all three crops enrolled in the ARC-CO
• Currently all of this is planted to wheat. Buyer shall receive 1/3 of the growing wheat crop and pay 1/3 of the winter top dressing cost.
• Buyer shall receive possession after the 2018 wheat harvest.
• Mineral rights transfer to the buyer, seller does not reserve any of the mineral rights.
• A survey will be furnished for the buyer of the property.
• Terms: $16,000 down on sale day and the balance due in 30 days. Not contingent upon obtaining financing. Down payment is non-refundable.
• Taxes: $658.86. Seller will pay 2017 taxes, buyer shall pay 2018 taxes.
• Seller will furnish clear title insurance for the buyers of these properties. Buyers shall pay the closing fee of $400 to the title company. Certified funds or cashiers check required at the closing, made out to Security First Title.
• All information was furnished by FSA, McPherson County court house, sellers attorney, Robert W Wise, Successor Trustee for the Agatha Smyrer Trust and is correct of the best of our knowledge.
